To prevent any trouble, we would like you to actually see the site.


Make an offer.

If you like the property, please submit an application.

We will help you to negotiate with the seller. We will be able to give you advice on starting offers, where you might expect to settle and suggestions for payment timings.
A successful offer will include:
Purchase price acceptable to the seller.

Timing of payment
Once you have agreed on a price with the seller, you will sign a Commitment to Purchase, and the seller will sign a Commitment of Sale. At this stage, the property will be taken off the market while contract documents are prepared.


Contract - preparing documents

Once the offer and terms of purchase are accepted by the seller, we will work with the seller’s agent to draft the contracts. Please note that the documents will be provided in Japanese. While we can provide this service at no additional cost, the English documents are intended for translation purposes only.
(This will be an exchange of emails.)
At the time of signing the contract, we will exchange documents and explain the necessary details in advance via email to ensure a smooth contract process. However, if you require further interpretation or translation of the documents, we will be happy to introduce you to an agent. Please don't hesitate to ask if you need assistance.


Executing the Contract

Once the documents have been signed by buyer and seller, you will make the first payment.: Deposit amount.
The deposit should be paid to the seller as per the contract. This is usually approximately 10% of the purchase price.

In Japan, the deposit is not usually paid to a third party such as an escrow. The idea behind this is that Japan is a trust-based society, and paying part of the cost up-front is a sign of commitment and solidifies trust. This is the same process for Japanese residents and non-residents.


Final Settlement(Please come to Japan and pay the balance)

Once the balance is settled, we will hand over the keys on the same day.
Below are the items you will need to provide when you purchase the property.
Documents required to purchase a property.
・Purchase application form (issued by us)
・Identification document (passport is fine)
・ Affidavit (as proof of address and signature)

(Tax Payment in Japan)
If you own property in Japan, you are required to pay fixed asset tax and city planning tax annually.
Foreign nationals living overseas are also subject to these taxes, just like property owners residing in Japan.
To make these payments, you must appoint a representative who has a registered address in Japan.
This person, who handles your tax payments on your behalf, is referred to as a "tax agent."
Many property owners choose a trusted acquaintance in Japan, a tax accountant, or a professional agent for this role.

We also recommend managing utility bills such as water and electricity either by credit card or through a designated representative.
